Lake Regency Woods Overview of Deed Restrictions

 

1.

Residential single-family use only.

2.

All home plans must be approved by LRW architectural control committee and must have a minimum 2800 square feet a/c space and 500 square feet garage.

3.

Minimum roof pitch is 6/12.

4.

Minimum 9 ft. ceiling height required in ground floor living space.

5.

Landscaping with underground automatic irrigation required.

6.

No trucks larger than ¾ ton (except personal SUV’s & passenger vans) and no trailers, boats, busses, motor homes, commercial vehicles, etc. may be parked overnight except for normal delivery purposes.

7.

No antennae (radio, TV, etc.) may be installed. Satellite dishes of maximum 30 inches diameter may be installed but may not be visible from street.

8.

No animals, livestock, or poultry allowed on property except for cats and dogs or other customary household pets.

9.

No temporary structures (barns, sheds, tents, etc.) allowed.

10.

No signs will be installed except for professional use (up to 18"x24").

11. 

No outside clotheslines.

12.

No yard or garage sales.

13. 

No construction of fences, walls, or seawalls. Docks of wood construction/single level up to 150 square feet and no longer than 30 feet may be installed.

14.

No above ground pools.

15.

All homeowners will be members of the Lake Regency Woods Homeowners Association. Monthly Association fee is $40.00 for lots with homes and $60.00 for vacant lots. Lake Regency is wholly owned and its use controlled by the Association.
